Can I Buy an Investment Property With a DSCR Loan Using Only 15% Down?
The short answer is yes — but this program is rare, the eligibility bar is real, and it's designed for seasoned investors who understand leverage. Here's everything you need to know.
Every week I get some version of this question from investors who are tired of watching deals slip by while their capital sits locked up in properties they already own. They've done the math. They know that a 20% or 25% down payment on a $200,000 rental means $40,000–$50,000 of their money sitting in a wall — money that could be buying their next property instead.
They're right to ask. And they're right to push. A 15% down DSCR loan is real. It's just not something most mortgage brokers can actually deliver, because it requires a specific lender relationship and a borrower who genuinely meets the criteria.
What Is a DSCR Loan, and Why Does It Matter Here?
DSCR stands for Debt Service Coverage Ratio. Unlike a conventional mortgage that scrutinizes your W-2s, tax returns, and debt-to-income ratio, a DSCR loan underwrites the property — not you personally. The question is simple: does the monthly rent cover the mortgage payment?
That distinction is enormous for investors. Many serious real estate investors look terrible on paper. They've got depreciation, write-offs, and multiple properties that muddy their personal income picture. DSCR loans ignore all of that. The property pays its own bills, and that's what matters.
The minimum DSCR ratio for the 15% down program is 1.0 — meaning the monthly rent must fully cover the full PITI payment (principal, interest, taxes, and insurance). Break-even is the floor. If the numbers work, the deal can work.
Who Actually Qualifies?
This is where most people learn they're not quite there yet — and that's okay. The requirements exist because the lender is taking on more risk at 85% loan-to-value.
- ✓Minimum 720 credit score. No exceptions. This program rewards creditworthiness.
- ✓Experienced investors only. You must show proof of investment property ownership within the past 24–36 months. Your primary residence doesn't count.
- ✓Minimum DSCR of 1.0. Monthly rent must equal or exceed your full PITI payment.
- ✓Property in solid condition. Limited equity means the appraisal matters. The property should appraise at or above the sales price.
- ✗Not available for first-time homebuyers. This program is not for someone purchasing their first property of any kind.
- ✗Not available for first-time investors. If you've never owned an investment property, this program is not your starting point.
If you're a first-time investor who wants to get into rental properties, I have other programs for you. But this particular product is built for people who have already proven they can operate investment real estate.
A Real Deal: Pensacola, Florida
Numbers on a page are one thing. Let me show you what this looks like in practice.
Single-Family Rental in a Florida Military Town
The borrower — a seasoned investor and military community landlord who already owned several properties — understood exactly what he was doing. He didn't want to tie up $27,000 in a 20% down payment. He wanted to keep 5% ($6,750) in his pocket so he could apply that towards his next deal - which he was able to acquire faster without having to completely rebuild his down payment on that next property.
By the time we closed, he had a tenant already in place paying market rent. His property appraised above the sales price. His existing rental history qualified him with room to spare. He wasn't chasing a check every month — he was building a portfolio.
The Rate Premium — And Why Serious Investors Don't Flinch
I'm going to be straight with you: the rate on a 15% down DSCR loan is typically 1% to 1.25% higher than what you'd pay at 20–25% down. That's real money, and you should factor it into your DSCR calculation.
But here's how I counsel investors who get hung up on the rate:
"Rates come down. You can refinance when they do — and at that point, you'll have equity working for you instead of sitting in a down payment. The question isn't whether the rate is perfect today. The question is whether the deal makes sense today." — Andy Gagliano, Gagliano Mortgage, Inc.
There's another number worth paying attention to: no PMI. Unlike a conventional loan at 15% down — which would require private mortgage insurance that can add $100–$200/month to your payment — DSCR loans don't carry PMI. That rate premium looks a lot smaller when you eliminate that monthly drag entirely.
| Factor | 15% Down DSCR | 15% Down Conventional |
|---|---|---|
| Income Qualification | Property cash flow | Personal W-2 / tax returns |
| PMI Required | No | Yes — typically $100–200/month |
| Rate vs. 20% down | ~1–1.25% higher | Typically lower rate, but PMI offsets |
| Best for | Portfolio builders, self-employed investors | W-2 income buyers, primary residences |
| Investor Experience Required | Yes — prior ownership | Not typically required |
Mailbox Money vs. Real Wealth
When I talk to investors who are hesitant about using more leverage, I ask them a question: are you trying to collect a check every month, or are you trying to build generational wealth?
There's nothing wrong with cash flow — the Florida deal above generates $400/month after PITI, and that's real. But the investor who tied up $27,000 vs. the one who kept $6,750 and bought another property — those two investors look radically different in 10 years. Leverage, when the numbers support it, is how real estate wealth is actually built.
What Properties Qualify?
Single-family rentals are the most common. Condos work, provided the condo project meets lender approval. Small multifamily up to 4 units is eligible, and short-term rentals (think Airbnb-style income) are allowed as well — as long as the income documentation supports the DSCR calculation.
